Sellers Check-list

  • Review property and determine value.
    • Compare against nearby sales
    • Look at condition and possible repairs to create more value
      • Declutter when needed
      • Complete any repairs required
      • Create Curb appeal and tidy up yard
  • Decide on Listing Price with all variables considered. (Discuss net sheet)
  • Sign Listing documents including Seller Disclosures and MLS input Sheets.
  • Review marketing strategy.
    • Photos
    • Signs
    • Website exposure
    • Social media
  • Determine showing availability. (Plan on leaving when there is a showing)
  • Offers
    • Examine pros and cons of each offer and counter if necessary
    • Negotiate to create best situation
    • Accept offer
    • Keep marketing to get a Back-up Offer
  • Review Buyers requests from the Due Diligence and/or appraisal process if needed.
  • After Due Diligence and Appraisal is completed begin packing.
  • Gather all items for buyers’ welcome package.
    • Warranties
    • Instructions for sprinklers, waterfalls, smart home devices, security systems etc.
    • Remotes
    • Keys
  • Schedule Closing with Escrow.
  • Sign documents and wait for funding and recording (We typically record the next day)
  • Once recorded give KEYS to buyer
